Purchase of real estate
The right to obtain a residence permit in Greece is granted to foreign nationals who acquire real estate in the country at the following values:
- from EUR 250,000 — investment in properties intended for conversion of commercial property into residential property or for the restoration of historical and cultural buildings, regardless of region and area;
- rom EUR 400,000 — acquisition of one residential property with an area of at least 120 sq. m;
- from EUR 800,000 — purchase of real estate in Athens, Thessaloniki, or on islands with a population exceeding 3,100 persons.
Lease for a term of at least 10 years
- Execution of a lease agreement for hotel apartments or furnished tourist accommodation in the amount of EUR 400,000 to EUR 800,000 depending on the region.
- Placement of a fixed-term deposit of at least EUR 500,000 with a state bank of Greece.
Investment through funds
- A contribution of at least EUR 500,000 to a joint-stock company specialising in real estate investment in Greece.
- Investment of the same amount in a closed-end investment fund.
- Participation in a capital increase of Greek companies in the amount of EUR 500,000 or acquisition of bonds traded on regulated markets or trading platforms in Greece.
Acquisition of government bonds
- Purchase of Greek government bonds in the amount of at least EUR 500,000 with a maturity of at least three years through a Greek bank.
- Investment from EUR 800,000 in shares, corporate bonds, or government bonds traded on Greek regulated markets.
Investment in shares
- Acquisition of units or shares with a value of at least EUR 350,000 in a mutual investment fund investing exclusively in Greek assets — shares, corporate bonds, and government bonds.
- Investment in an alternative investment fund registered in Greece or another EU state, provided that the funds are directed exclusively into the Greek economy.
